We are advising Haden Building Management on a number of contract bids, providing the property acquisition support they need to comply with start dates for their outsourcing instructions.
We assisted in Haden's bid for the outsourcing of typing and telephone answering services for the Department of Work and Pensions (DWP), and have subsequently acquired four call centres and are negotiating on a fifth. The brief required Grade A office accommodation in good locations for taking on existing DWP staff and attracting new staff. The client also needed the ability to terminate occupation at the end of the outsourcing contract period. Over a period of 14 months, properties were acquired in Watford (10,700 sq ft), Cardiff (12,200 sq ft), Blackpool (8,175 sq ft) and Glasgow (8,600 sq ft). In all cases, we negotiated favourable rental terms with breaks and substantial incentives for the client.
Other instructions for the same client have included the acquisition of offices in Southwark, serviced offices in Central London and industrial properties in the North of England.
