It's Time to Consider Moving Office

Having evaluated your responses, we think it's time you consider moving to offices that are a better reflection of your brand, your plans and your requirements.

Relocating to new premises creates opportunities to plan (strategically) for your future; however, a move is always accompanied by a few challenges, as there are a number of issues you need to consider, such as:


If you are looking for a new office, the first issue to consider is the ‘where’ question. Think about your team’s daily commute, as well as the proximity and accessibility of public transport hubs and the availability of parking spaces.

Think about your strategic goals - how important is it to be close to clients, partners and/or suppliers? Will your location say something about your company?


Size is also a critical factor; be realistic about how much space your business actually needs (allowing for future growth/or resizing), instead of the amount of space you think you need.

However, in addition to a desk, your team will need space for formal meetings and spontaneous catch-ups; areas to relax and quiet zones for thinking/working; a kitchen and perhaps even an area to shower and change out of their commuting clothes.

Today’s offices, therefore, often have to combine the efficiency of a contemporary workplace with facilities often associated with home.


Beware of costs associated with moving, which might not initially come to mind, such as: 

  • Dilapidations: repairs required at the end of a tenancy/lease to restore the premises to its original condition
  • Fit-out costs
  • Communications: will you need to install/upgrade the internet connection
  • Commissioning a pre-acquisition survey will help you make informed decisions based on actual data concerning the fabric of your intended office, potential liabilities related to mechanical and electrical systems, etc.
  • Contractual obligations, such as break clauses, rent reviews and dilapidation agreements, as well as end-of-lease costs outlined in your current lease
  • Moving costs
