Matthews & Goodman’s investment team has completed the sale of a modern industrial investment at Farley Park, Wingates Industrial Estate, Bolton.

Acting on behalf of a private company, the team advised on the optimal leasing profile to maximise investment value. The 18,184 sq ft unit was let to BHW Print Group on a new 10-year lease without break from completion, at an initial rent of £100,000 p.a. The rent is subject to RPI linked reviews.

Following a competitive bidding process, the property was sold to private clients of property advisors Edwards & Co at an enhanced price of £1,510,000, reflecting a net initial yield of c6.25%.
