Matthews & Goodman’s national business space team has acquired space in Neo, “Manchester’s most evolved workspace”, on behalf of Hilson Moran, a leading independent multidisciplinary consultancy for the built environment.
Having occupied their current office for 25 years, Hilson Moran’s senior management team were looking to relocate to new premises which would challenge the firm’s working culture as well as the perception of companies in the Engineering sector. One of the firm’s key aims was to achieve WELL Standard accreditation™, a newly released standard that addresses health and wellbeing by creating a healthier working environment. It was therefore crucial that their new space enabled this.
After engaging with Hilson Moran’s key decision makers to gain a full understanding of their brand and workplace culture objectives, new office space was acquired in the Neo building, Charlotte Street, Manchester. Despite a period of increasing demand and rising rents, we were able to secure favourable lease terms for our client and agree terms prior to the building’s completion by utilising our market connections. We also provided technical advice on Landlord & Tenant matters, ensuring reduced risk and exposure on lease expiry at the client's current premises.
Formerly known as Bank Tower, the Neo building has been completely refurbished by the Landlord with the ambition of achieving the WELL Standard™, meaning it was perfectly in line with our client’s objectives. Our client was subsequently able to lead the MEP and sustainability design and implementation for the base build of their new office, and with accreditation now underway, Hilson Moran is in line to be the first WELL Gold Standard™ accredited office in the North of England.
David Laws, Partner and Head of National Business space at Matthews & Goodman commented, “During our exploratory discussions with Hilson Moran, it became clear that a change in environment was a priority. Neo is the ideal workspace to support this change and I’m delighted we could find a solution which fully meets our client’s objectives. Hilson Moran’s new office not only enables a significant change in working practice, it also challenges industry perceptions.”
