Faced with:

  • An imminent lease expiry

our brief was simple – identify and negotiate terms for a new office in a highly sought after area, which matched the company’s profile in the market.

The brief was further complicated by the fact that it was a very bullish market - with an office vacancy rate of around 1.5%.


After a comprehensive search of all on and off-market opportunities, we secured office space on a pre-let basis.

We also disposed of a 2,000 sq ft short term sublet space, which allowed the client to accommodate future expansion plans – if required.

In addition, our:

  • Building Consultancy team managed the fit-out process, whilst working to a challenging budget
  • Business Rates Advice team is currently reviewing the company’s business rates liabilities, with a view to reducing them.
