Case Study

University Hospital Aintree

Aintree University Hospital NHS Foundation Trust, a large teaching hospital in Liverpool providing A&E services, as well as acute and non-acute specialities.

The property was 103 separate buildings across four sites – the oldest of which dates back to 1910. In addition to the teaching hospital, the estate also includes offices, industrial units, health clinics and public health laboratories. The Gross Internal Area of the estate, including a multi-story car park, is almost 1.2m sq ft.

The Trust’s decision to implement a substantial expansion programme over the last 10 years has had a profound impact on its Business Rates liabilities.

In addition to helping the Trust minimise it Business Rates liabilities, Matthews & Goodman’s integrated teams of specialists were also asked to help the Trust by providing Acquisition, Building Consultancy, Property Management and Valuation advice.

The Business Rates Advisory team has saved the Trust over £700,000 on the 2010 List alone.

In addition, the firm’s Specialist Teams have also:

  • Provided site acquisition advice
  • Undertaken freehold (portfolio) valuations of the hospital and associated buildings
  • Prepared repair schedules and insurance valuations
  • Provided leasehold portfolio analysis.
