Brief

Secure a Regional Distribution Warehouse servicing South Midlands / East Anglia and northern Home Counties. The facility is a part of a network across the UK with eight other facilities already commissioned over the last decade. The Warehouse needs to be specified, configured and located to minimise the cost in use based on current and likely future trends given the group’s activities in the region. Therefore, they needed a development site of 40 / 45 acres to accommodate this scale and type of unit on a leasehold turnkey package.

The Key elements of the facility including:

  • Warehouse – 590,000 sq. ft cross docked warehouse to include 25,000 sq. ft. of offices and support areas.
  • De kit/ recycling facility - 50,000 sq. ft.
  • VMU – 8,000 sq. ft.
  • Eaves 18 m
  • Extensive Parking - 800 cars to allow shift change over and
  • Secure fenced facility with extensive queening lanes.

Result

A site was identified and secured in Biggleswade in south Bedfordshire of some 50 acres from DBS Symmetry (now Tritax Symmetry), the facility’s construction will be complete by the end of 2020, for the fit out and commissioning to be undertook in 2022.
