Project Manage the refurbishment of three office buildings totalling 80,000 sq ft, situated on a large office park at Junction 12 of the M4. During the refurbishment, two of the buildings were occupied and one vacant – it was crucial the vacant building could achieve BREEAM certification following refurbishment.

We have provided a Property Management service to these properties for over six years.


  • Managed the tender process from developing the brief, to appointing the successful bidders, to overseeing the refurbishment in three phases
  • On the vacant building we:
    • Secured an EPC B and an ‘excellent’ BREEAM rating
    • Achieved a pre-let of 27,000 sq ft
  • Successfully re-geared existing tenant leases
  • Challenged the service charge on behalf of the client, securing a reduction across all three properties.
