To value the Ground floor commercial space, as an investment, for lending purposes.
Result
- Explained all factors affecting value to the lender, including the unusual tenure covenants, and the developing nature of the location as a commercial centre
- Advised on how the intra-company lease could be re-structured to enhance the value, and the implications of this for the lender, providing valuations on the requested Special Assumption bases
- This allowed for an appropriate funding agreement to be negotiated between the client and Borrower.
