A large house in Campden Hill, in a predominantly residential location within the Holland Park area of the Royal Borough of Kensington and Chelsea, in central London.



The Property formed a substantial but tired four-storey house, built in 1915 and extending to approximately 12,800 sq ft, as well as a separate two-storey detached staff cottage extending to approximately 1,200 sq ft, all within a walled 0.9-acre plot. There was planning consent for refurbishment of the existing buildings and enlarging the main house with side and double basement extensions, in addition to building a new detached triple garage, all to provide some 29,300 sq ft of accommodation. Our brief was to advise on our opinion of the Market Value in connection with providing a base value for future liability to Capital Gains Tax.



A challenging property to value, we provided a report including a residual appraisal based on the consented scheme to enlarge the dwelling, from which we ascribed our opinion of Market Value.
