Millbrook Park, London NW7 – One phase of a large residential development on the former Inglis Barracks in Mill Hill, an affluent suburb in the north London Borough of Barnet.



Forming a cleared and vacant 3.2-acre development site, the client intended to purchase the interest and build 144 flats and houses, and required a report from us outlining our opinion of the Site Value and Gross Development Value of their proposal, for the purposes of an internal assessment, and to weigh up their bid for the purchase.



We produced a Marketing and Development Appraisal Report, in which we analysed comparable evidence obtained from neighbouring marketing suites and discussions with local agents, to not only build up a unit pricing schedule and calculate our opinion of Market Value in the form of a residual appraisal – which supported the client’s bid for the site - but we were also able to provide value-added, qualitative, advice, in terms of how changes to their proposed unit mix, sizing, parking provision and sales strategy, would increase market interest and potentially maximise receipts.
